By virtue of an Order of Sale No. CV2025 09 4482 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of Lot 2, Tract 12 of said township and more fully described as follows:

Beginning at a 1" diameter iron pin found monumenting the original Southwest corner of Sublot 6 in the Street Allotment, as delineated in the County of Summit Records of Plat Book 2, Page 31, said point being on the Northerly right-of-way line of Vaughn Trail, 50 feet wide; thence with the original Westerly line of said Sublot 6 and an Easterly line of lands of Portage Lakes Sand and Gravel Company North 23 degrees 57' 00" East, 445.51 feet to a No. 4 rebar capped "Bedore" set at the true place fo beginning for the parcel herein to be conveyed; thence continuing North 23 degrees 57' East, 108.79 feet to a capped iron pin set; thence traversing lands of C. L. Scheetz, North 79 degrees 46' 05" East, 178.06 feet to the centerline of North Turkeyfoot Lake Road (50 feet wide) and passing over a capped pin set 30 feet from said road centerline; thence with said road centerline South 10 degrees 3' 55" East, 90.00 feet to a pin; thence South 79 degrees 46' 05" West, 239.18 feet to the true place of beginning and passing over a capped "Bedore" iron pin set 30.40 feet from said road centerline. Containing 0.431 acres of land, be the same more or less, but subject to all legal highways, easements and limitations of record, as surveyed and determined from local records and monumental in March 1994, by Douglas E. Bedore, Professional Surveyor No. 6023.

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
