By virtue of an Order of Sale No. CV2025 05 2431 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 6TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:
And known as being a part of the Southwest quarter of Section No. 12 in said city and more fully described as follows, to wit:
Beginning at a point on the West line of said quarter section and in the centerline of the Akron-North Canton Road, said beginning point being North 5 deg. 05' 30" East, 1262.55 feet as measured along said quarter section line and road center from the Southwest corner of said quarter section; thence along said quarter section line and road center, North 5 deg. 05' 30" East, 100.00 feet (an iron pipe is set South 84 deg. 19' 30" East, 30.0 feet from this point); thence South 84 deg. 19' 30" East, 880.00 feet to an iron pipe; thence South 5 deg. 05' 30" West, 100 feet to an iron pipe; thence North 84 deg. 19' 30" W., 880.0 feet to the place of beginning (an iron pipe is set South 84 deg. 19' 30" East, 30.0 feet from this point) and containing 2.02 acres of land surveyed in July, 1943 by Gehree Kingsley Surveyors. Be the same more or less, but subject to all legal highways.

Property appraised at: Two Hundred Forty-six Thousand Dollars ($246,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of February, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
