And known as being a part of the SW quarter of Section 24 of said township and described as follows:
Beginning at a stone on the East line of said SW quarter of Section 24 which is N. 2 deg. 18' E., a distance of 416.30 feet from the SE corner of the quarter section; thence N. 2 deg. 18' E., a distance of 107.72 feet to the place of beginning for the land herein described; thence N. 2 deg. 18' E., a distance of 136.50 feet on the center line fo Dailey Road; thence N. 87 deg. 37' W., a distance of 424.00 feet; thence S. 2 deg. 18' W., a distance of 244.35 feet; thence S. 87 deg. 38' E., a distance of 100.00 feet; thence N. 2 deg. 18' E., a distance of 107.87 feet; thence S. 87 deg. 36' E., a distance of 324.00 feet to the place of beginning, containing 1.5762 acres, as surveyed by Russel E. The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 22nd day of March, 2024. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
